Redfin Enters the Atlanta Market – is your local market next? (hint: Duh!!!)

The Inman News article below is about Zillow and Redfin combining forces to offer Mortgage Solutions for their customer and it is an important one for you to read – but the jewel of this article is in paragraph 5: Redfin enters the Atlanta Market and how the agency is organizing itself one major market at the time.

Inman News: Zillow offers loan quotes through Redfin

Distribution deal includes revenue-sharing agreement

Zillow says it’s entered into a distribution deal with online real estate brokerage Redfin that allows visitors to the brokerage’s Web site to request loan quotes from the Zillow Mortgage Marketplace.

A Zillow spokeswoman said the deal, announced on the company’s corporate blog, includes a revenue-sharing agreement with Redfin.

In an e-mail, Redfin Chief Executive Officer Glenn Kelman said terms of the agreement have not been finalized. Kelman said that if the brokerage does generate revenue from mortgage customers, it will disclose that fact “and my guess is that we’d refund some portion of it back to the consumer.”

“We just thought it would improve Redfin’s customer experience if, in addition to our recommended lenders, we also offered consumers some ability to check prices in the larger marketplace,” Kelman said. “By the same token, we don’t earn any money from our recommended lenders.”

Redfin announced last week that it had entered the Atlanta market, the third new market this year and the company’s 10th overall. The brokerage said it’s organizing its real estate agents nationwide into local teams consisting of an agent, a coordinator and several field agents.

The agent is responsible for the customer’s success from start to finish, offering advice, negotiating offers and managing the team, Redfin said. The coordinator assists the agent with tour scheduling and closing paperwork, while the field agent ensures customers can get into homes all over town on short notice.

“This model gives each client the accountability of one throat to choke, the intimacy of a small team who knows the customer by name, while still offering more resources every day of the week than any one agent can deliver on his own,” said Scott Nagel, Redfin vice president of real estate operations, in a press release.

To staff the teams, Redfin said it nearly doubled the number of employees in customer service over the past three months.

“We think teams is another big step toward becoming a mass-market service that blends the best of the traditional world with new technology, and a commitment to serving customers rather than chasing commissions,” Kelman said in a blog post.

Redfin Press Release: Redfin Expands to Atlanta, Organizes Agents into Local Teams

Seattle – Dec. 17, 2009: Online real estate broker Redfin today expanded to Georgia, organized its real estate agents into local teams to give customers a high level of personal service, and began alerting customers by email when a listing sells in their neighborhoods.

Atlanta Expansion
Atlanta is the company’s tenth market overall, and third new market this year. Redfin brings to Atlanta its trademark combination of customer service, candor and value. Redfin draws customers to its website by publishing data that most other Atlanta sites lack, such as when a property was originally listed and at what prices. Customers can search Atlanta’s entire metropolitan area, which is enormous: the new market increases the number of listings on Redfin by 30%.

Visitors to Redfin.com can use Redfin’s online tools to ask an agent for service: answering questions, arranging home tours, preparing offers and listing homes. In Alpharetta, Buckhead, East Cobb, Intown, Perimeter, Suwanee and Woodstock areas, Redfin employs its own agents, paying salary, benefits and a customer-satisfaction bonus rather than commissions.

All of the agents’ customers come via Redfin’s site, not through sales prospecting, allowing Redfin to focus exclusively on delivering industry-leading customer satisfaction. To measure customer satisfaction, the company surveys every agent’s customers, deal or no deal. Redfin then publishes the survey responses on the agent’s online profile, giving customers unprecedented information about that agent’s past performance.

Customers who buy a home through Redfin then get half the commission refunded at closing, typically worth $7,500 on a $500,000 home. In West Cobb, Gwinnett, Peachtree City and Lake Lanier areas, where Redfin does not employ its own agents, Redfin works with partner agents who agree to provide Redfin’s level of service and transparency. The refund from partner agents is 15% of the commission, worth $2,250 on the same $500,000 home.

“Redfin’s arrival in Atlanta is a huge win for consumers, who get more information about both properties and real estate agents, and new ways to use the Internet to get better customer service,” said James Marks, Redfin’s Atlanta market manager. James was a local Atlanta broker for six years prior to joining Redfin, and the vice president of operations for Technology General Contractors before that.

Local Teams
With the Atlanta launch, Redfin is also organizing its real estate agents nationwide into local teams consisting of an agent, a coordinator and several field agents. The agent is responsible for the customer’s success from start to finish, offering advice, negotiating offers and managing the team.

The coordinator assists the agent with tour scheduling and closing paperwork, while the field agent ensures customers can get into homes all over town on short notice. For continuity of care, Redfin pairs each agent with another Redfin agent so the two can support one another on days off. To staff all the teams, Redfin nearly doubled the number of employees in its customer-service organization over the past three months.

“This model gives each client the accountability of one throat to choke, the intimacy of a small team who knows the customer by name, while still offering more resources every day of the week than any one agent can deliver on his own,” said Scott Nagel, Redfin vice president of real estate operations. Redfin’s website and telephone system now automatically route telephone calls and online service requests to Redfin team-members, so customers get fast service from the right person.

Home-Sale Alerts
With this upgrade to the website, Redfin now also alerts users by email when a property in their neighborhood sells, including photos, property details and the price. To get the alerts, users run a search on Redfin, then click the link in the top-left corner of the screen entitled “Email me New Listings.” The alert now not only includes any new listings but also records of any sales that just occurred, limited by the same search parameters. Users can now also adjust what type of data they see in alerts, requesting only listings or past sales, or any changes in the status of a home within their search parameters.

Redfin Enters the Atlanta Market – is your local market next? (hint: Duh!!!)

The Inman News article below is about Zillow and Redfin combining forces to offer Mortgage Solutions for their customer and it is an important one for you to read – but the jewel of this article is in paragraph 5: Redfin enters the Atlanta Market and how the agency is organizing itself one major market at the time.

Inman News: Zillow offers loan quotes through Redfin

Distribution deal includes revenue-sharing agreement

Zillow says it’s entered into a distribution deal with online real estate brokerage Redfin that allows visitors to the brokerage’s Web site to request loan quotes from the Zillow Mortgage Marketplace.

A Zillow spokeswoman said the deal, announced on the company’s corporate blog, includes a revenue-sharing agreement with Redfin.

In an e-mail, Redfin Chief Executive Officer Glenn Kelman said terms of the agreement have not been finalized. Kelman said that if the brokerage does generate revenue from mortgage customers, it will disclose that fact “and my guess is that we’d refund some portion of it back to the consumer.”

“We just thought it would improve Redfin’s customer experience if, in addition to our recommended lenders, we also offered consumers some ability to check prices in the larger marketplace,” Kelman said. “By the same token, we don’t earn any money from our recommended lenders.”

Redfin announced last week that it had entered the Atlanta market, the third new market this year and the company’s 10th overall. The brokerage said it’s organizing its real estate agents nationwide into local teams consisting of an agent, a coordinator and several field agents.

The agent is responsible for the customer’s success from start to finish, offering advice, negotiating offers and managing the team, Redfin said. The coordinator assists the agent with tour scheduling and closing paperwork, while the field agent ensures customers can get into homes all over town on short notice.

“This model gives each client the accountability of one throat to choke, the intimacy of a small team who knows the customer by name, while still offering more resources every day of the week than any one agent can deliver on his own,” said Scott Nagel, Redfin vice president of real estate operations, in a press release.

To staff the teams, Redfin said it nearly doubled the number of employees in customer service over the past three months.

“We think teams is another big step toward becoming a mass-market service that blends the best of the traditional world with new technology, and a commitment to serving customers rather than chasing commissions,” Kelman said in a blog post.

Redfin Press Release: Redfin Expands to Atlanta, Organizes Agents into Local Teams

Seattle – Dec. 17, 2009: Online real estate broker Redfin today expanded to Georgia, organized its real estate agents into local teams to give customers a high level of personal service, and began alerting customers by email when a listing sells in their neighborhoods.

Atlanta Expansion
Atlanta is the company’s tenth market overall, and third new market this year. Redfin brings to Atlanta its trademark combination of customer service, candor and value. Redfin draws customers to its website by publishing data that most other Atlanta sites lack, such as when a property was originally listed and at what prices. Customers can search Atlanta’s entire metropolitan area, which is enormous: the new market increases the number of listings on Redfin by 30%.

Visitors to Redfin.com can use Redfin’s online tools to ask an agent for service: answering questions, arranging home tours, preparing offers and listing homes. In Alpharetta, Buckhead, East Cobb, Intown, Perimeter, Suwanee and Woodstock areas, Redfin employs its own agents, paying salary, benefits and a customer-satisfaction bonus rather than commissions.

All of the agents’ customers come via Redfin’s site, not through sales prospecting, allowing Redfin to focus exclusively on delivering industry-leading customer satisfaction. To measure customer satisfaction, the company surveys every agent’s customers, deal or no deal. Redfin then publishes the survey responses on the agent’s online profile, giving customers unprecedented information about that agent’s past performance.

Customers who buy a home through Redfin then get half the commission refunded at closing, typically worth $7,500 on a $500,000 home. In West Cobb, Gwinnett, Peachtree City and Lake Lanier areas, where Redfin does not employ its own agents, Redfin works with partner agents who agree to provide Redfin’s level of service and transparency. The refund from partner agents is 15% of the commission, worth $2,250 on the same $500,000 home.

“Redfin’s arrival in Atlanta is a huge win for consumers, who get more information about both properties and real estate agents, and new ways to use the Internet to get better customer service,” said James Marks, Redfin’s Atlanta market manager. James was a local Atlanta broker for six years prior to joining Redfin, and the vice president of operations for Technology General Contractors before that.

Local Teams
With the Atlanta launch, Redfin is also organizing its real estate agents nationwide into local teams consisting of an agent, a coordinator and several field agents. The agent is responsible for the customer’s success from start to finish, offering advice, negotiating offers and managing the team.

The coordinator assists the agent with tour scheduling and closing paperwork, while the field agent ensures customers can get into homes all over town on short notice. For continuity of care, Redfin pairs each agent with another Redfin agent so the two can support one another on days off. To staff all the teams, Redfin nearly doubled the number of employees in its customer-service organization over the past three months.

“This model gives each client the accountability of one throat to choke, the intimacy of a small team who knows the customer by name, while still offering more resources every day of the week than any one agent can deliver on his own,” said Scott Nagel, Redfin vice president of real estate operations. Redfin’s website and telephone system now automatically route telephone calls and online service requests to Redfin team-members, so customers get fast service from the right person.

Home-Sale Alerts
With this upgrade to the website, Redfin now also alerts users by email when a property in their neighborhood sells, including photos, property details and the price. To get the alerts, users run a search on Redfin, then click the link in the top-left corner of the screen entitled “Email me New Listings.” The alert now not only includes any new listings but also records of any sales that just occurred, limited by the same search parameters. Users can now also adjust what type of data they see in alerts, requesting only listings or past sales, or any changes in the status of a home within their search parameters.

Beta site features image-based ‘BlueScape Search’

Coldwell Banker Real Estate LLC is launching a new Web site that aims to take some of the drudgery out of property searches, providing consumers with more ways of expressing their preferences and trying to anticipate what they’re looking for.

Coldwell Banker’s new site can identify a user’s location as soon as they come to the site, and serve up properties in that area. Then, drawing on predictive search techniques employed by sites like Amazon.com, profiles are constructed for each visitor, allowing the site to suggest homes they might be interested in.

For the more adventurous, the new site can even dispense with searches based on a geographic area and property type altogether, attempting to divine the user’s ideal property by showing them a series of images that they can give the thumbs up or thumbs down to.

Coldwell Banker’s image-based “BlueScape Search” — which company officials compared to the “build it yourself” Internet radio station, Pandora — may be the most radical feature of the brokerage’s new site, which launches today in beta test mode.

But the site’s main search page, which employs a more traditional query box and results pages, also includes some new tricks that Coldwell Banker says add to its versatility.

“We didn’t just do a redesign on a high level,” said Helen Galasso, Coldwell Banker’s vice president of interactive marketing. “We ripped the site apart and started from the ground up.”

Beta site features image-based ‘BlueScape Search’

Coldwell Banker Real Estate LLC is launching a new Web site that aims to take some of the drudgery out of property searches, providing consumers with more ways of expressing their preferences and trying to anticipate what they’re looking for.

Coldwell Banker’s new site can identify a user’s location as soon as they come to the site, and serve up properties in that area. Then, drawing on predictive search techniques employed by sites like Amazon.com, profiles are constructed for each visitor, allowing the site to suggest homes they might be interested in.

For the more adventurous, the new site can even dispense with searches based on a geographic area and property type altogether, attempting to divine the user’s ideal property by showing them a series of images that they can give the thumbs up or thumbs down to.

Coldwell Banker’s image-based “BlueScape Search” — which company officials compared to the “build it yourself” Internet radio station, Pandora — may be the most radical feature of the brokerage’s new site, which launches today in beta test mode.

But the site’s main search page, which employs a more traditional query box and results pages, also includes some new tricks that Coldwell Banker says add to its versatility.

“We didn’t just do a redesign on a high level,” said Helen Galasso, Coldwell Banker’s vice president of interactive marketing. “We ripped the site apart and started from the ground up.”

Even if you rely on Paid Search – Organic Search makes Paid Search almost 4 times more clickable… Real Estate SEO Ideas

New York University Professors did a Study on the impart of Organic Search on Paid Search (also know as Click Marketing, PPC, Google Adwords, etc…) and their findings are quite revealing…

A User is 4 times more likely to click on a Paid Search when an Organic Search Listing from the same Website is Present then Not.

This is HUGE!!!

It means that you cannot just rely on growing your Real Estate Internet Presence by paying your way through Click Marketing alone – You MUST have a strategy to rank Organically.

Professors Anindya Ghose and Sha Yang have highlighted the following findings:

• On average, the impact of organic listings on paid advertising is 3.5 times stronger than vice-versa, possibly because of the tendency of consumers to trust organic listings more than paid ads.
   
• The positive association between paid and organic listings increases advertisers’ profits by at least 6.15% when compared to profits in the absence of either of them. The positive association is strongest when advertiser-specific keywords are used and weakest when brand-specific and generic keywords are used.
   
• Click-through rates, conversion rates and total revenues are higher when both paid and organic listings are present simultaneously than when paid search ads are absent.
   
• The combined click-through rates are 5.1% higher when paid and organic listings are present simultaneously than when only the organic listings are present.
   
• The combined conversion rate increases 11.7% when paid and organic listings are present simultaneously than when organic listings alone are present.

The complete findings from the study are evidently available in a paper entitled “Analyzing the Relationship between Organic and Sponsored Search Advertising: Positive, Negative or Zero Interdependence?” It’s 52 pages long.

Real Estate Listings and Google Maps – Innocuous Right? Think Again!

Big changes happen with a whimper at times and many are not prepared for the consequences of their implementation – some call that The Frog Effect; look it up – it will illuminate the intricacies of Human Behavior.

Google integrates Real Estate Listings within its Google Maps Platform. The Masters of Simplicity have done it again and the consumer is going to love it; they will welcome a venue that keeps Real Estate Agents at Arm’s Length – at least in beginning of their Search. Some Realtors and Industry leaders may even fear it – but it is here; so let’s understand it and embrace it!!!

Want to have a look at it – go to Google Maps (http://maps.google.com/) and in the Search Bar type in for example (Brevard NC Real Estate) – it will look something like this:

So what does this change mean:

1. If you built a website in order to attract Buyers, and are spending lots of money on Ad clicks you should worry. That model will continue for some time but as the consumer finds that they can perform all of their Searches on Google Maps why bother then with websites that require registration in order to have access to the information.

 

2. In effect your website has a new competitor… now there are hundreds of other competitors – but many view Google as the greatest force on the internet. The Million Pound Gorilla – and the consumer currently trusts the Google Brand.

 

3. Will Google Monetize from this model – ABSOLUTELY!!! in fact the biggest share of Marketing Real Estate is made by Google. Google has been in the Real Estate Business for Years – many failed to notice that Click-Marketing is a brilliant model that pits agents and agencies against each other and the highest bidder Wins (some say the Highest Bidder Loses – you decide!!!)

 

4. The Search for properties in Google Maps is simple – it combines simple Search Criteria that users love with powerful mapping. How is your Search in your website? Have you integrated that horrific Search Page that comes with your MLS in your website thinking that more is better. Remember that Google succeeds because it offers simplicity…

 

 

 

 

 

I say you can make Google your friend!!!

1. FACT: The consumer loves working with Professional Real Estate Agents who offer great value – I see it day-in and day-out; in fact those professionals account for almost 85% of all the Real Estate Transactions. Keep investing in your Professionalism and offer Superb Customer Service.

 

2. FACT: The Consumer is tired of Loser Agents who have 2 or 3 jobs on the side and are doing Real Estate as a Part-Time venture; these agents harm the reputation of all REALTORs and the standards of Professionalism should be raised not lowered; and it all starts at the brokerage level!!!

 

3. Two Thirds of your business should be focused on Listings. Help your Sellers and you will get the Buyers. Your Sales Force should be properly trained on both Internet and Traditional Marketing. Putting a Listing in the MLS is NOT enough…

 

4. Focusing on Listings forces you to be connected to the community – Have a clear Listings Services Agreement and offer Performance Guarantees. STOP being the next Mediocre REALTOR – elevate the game of your agency and serve your Real Estate Sellers.

 

5. The Google Maps integration of Listings will mean that Listings Agents are going to get the majority of the calls from potential Buyers; design the remaining third of your business around strong Buyers’ Agents with High Ethics and with Strong Customer Service. Evaluate their performance and seek input from your clients. Entertain having a Chinese wall between the 2-sides of the transaction – this usually angers many agents and agencies but it is high time we place it on the table as an industry.

 

6. Remember: We never market a listing by itself we market it within the community, neighborhood, town, etc… You MUST become the Community Expert; from schools, to jobs, to city council ordinances, etc… – you are the listing expert because you are the community expert.

 

7. Open up your website and offer more data for your Buyers such as Price Reduction History, Property History, Community Information, etc…
